Preventative Maintenance is just that; maintenance designed to prevent more expensive emergency service repairs.  You may be thinking, “Our building is brand new, and so is the equipment in it.  Why would I need to maintain it?”  Air conditioning and heating equipment and refrigerated kitchen equipment is mechanical in nature and has to be maintained in order for it to function properly and efficiently. 

One of the most common comparisons is to an automobile.  You drive a car off the lot and 3,000 miles later you need to take it in for an oil change.  During that oil change they will check your tires, brakes, air filter, fluids, any warning lights, and basic condition of the vehicle.  They also grease your chassis, fill any fluids that are low and check belts for wear. 

If there is anything out of the ordinary they bring it to your attention and give you the option of fixing the minor problems they find before they turn into bigger, more expensive problems.  Typically, the older the vehicle is, the more extensive the maintenance that needs to be performed on it in order to keep the vehicle functioning as effectively as possible. 

Many of us have learned the hard way that putting off minor repairs can lead to very expensive damage to major components on a vehicle.  When a vehicle is maintained properly, it gets better gas mileage, the individual parts of the vehicle last longer, and the overall life of the vehicle is extended.  It has been proven that proactive maintenance is more effective and less expensive than reactive repairs.

Preventative Maintenance for HVACR Systems

The same is true for preventative maintenance for your heating and cooling equipment and refrigerated kitchen equipment.  A typical preventative maintenance visit includes certain tasks such as changing the air filters, cleaning condenser and evaporator coils, greasing all the bearings, checking and or replacing worn belts, checking refrigeration pressures to ensure proper charge, checking amp draws on the compressor to ensure proper compressor function, checking and tightening all electrical connections to prevent an electrical short, and checking the temperature split from the return air to the supply air, or box temperature on kitchen equipment to ensure the proper heat transfer in the coil.  If there are any issues we bring them to your attention and recommend a fix.
